ITL's top tips for selling your property
  General Advice

Before allowing potential buyers into your home you must first consider the following. Although we are constantly informed that buyers should not be distracted by the decor not being to their taste etc. there are a few little touches which may make them feel more "at home".

  First Impressions

The outside of your home is very important as this will give home buyers the first impression of your property. Below are a few suggestions to help you show your home off to it's best advantage:

Trim all shrubs and mow and edge the lawns, weeding all flower beds.

·

Make sure the walk and/or driveway are in a good state of repair, removing any debris on the driveway.

·

Check the state of the porch and steps if applicable. Clean the porch light and any steps taking you into the house.

·

Paint, front, sides and back of house, including the front door. A fresh coat of paint could really bring your property to life.

·

Make certain that the roof, gutters, downspouts are all in a good state of repair.

·

Clean/paint/repair garage - dispose of what you don't intend to keep.

As with the outside of the house it is a good idea to paint where necessary.

·

Clean/polish all windows and floors.

·

Replace burned out light bulbs and brighten lighting with more powerful bulbs

·

Make sure doors, windows are operating freely - lubricate with wax if necessary

·

Fix light switches and squeaking floors.

·

Repair/repaint cracked walls and/or ceilings.

·

Fix dripping taps, clear clogged drains, clean fireplace.

·

Straighten all cupboards and wardrobes

·

Use room deodorants to remove mustiness

·

Vacuum/shampoo rugs

·

Clean/polish heating elements - furnace, boiler etc.

·

Neaten up, throw away what you're not going to move

  Finishing touches

·

·

The smell of freshly baked bread or coffee will fill the house with a warm homely aroma.

Displaying fresh flowers in your home will not only look and smell nice but they will show that you take a pride in your home and look after it.
