Selling your own house privately,
without the assistance of an Estate Agent, is not an easy undertaking. It
requires a significant amount of time to study the process, understand
your obligations and do some of the complicated work that an Estate Agent
normally carries out on behalf of the vendor.

Your home is a valuable asset -
For most people their house is their most valuable asset - So don’t set the selling price so low
that it sells immediately – If you do decide on a private sale, consider
paying for a market value appraisal by

Selling can be stressful -
Remember that most of the stress of selling comes after a buyer has been
found. You will have to negotiate directly with
any potential purchaser, solicitors and surveyors to co-ordinate the move.
If this prospect seems daunting, then instructing an estate agent should
be reconsidered.
Providing information - If
you still wish to handle your own sale then you will need to prepare a
property details sheet and take photographs. Before doing this, take a long hard look at the appearance of your
house. Tidy away all
clutter and consider minor repairs or some painting / decoration before
commencing the sale of your property.
Local marketing - As a private
sale, the purchase and erection of

advertisement for local buyers looking to move into a specific area.
Arranging appointments - As part
of their service, an estate agents will not only qualify viewers but will
also obtain feedback and steer any negotiations. If you are handling your
own sale, personal safety is a priority. Only show your home
to individuals with whom you have made a prior appointment that has been
confirmed by telephone. In certain instances the presence of a friend or
relation during the viewing is strongly advisable.
Legal - Find out about all of your legal
obligations and obtain quotes for conveyancing services.
Monitoring your sale -You will need to constantly monitor the
sale at all stages. Remember, it has been said that once the sale has been agreed,
this is the time when the real work commences.

need to start advertising your property.
